A SHARED OPPORTUNITY

What could your land become?

In a joint development, you bring the land. Saiven brings the expertise to plan, develop and bring the project to market.

We agree on how the completed development will be shared, with each party’s responsibilities set out clearly before moving forward.

It is how Saiven has grown: working with landowners and families to create homes, workplaces and places for life to unfold.

WHAT MATTERS TO YOU

Clarity at every step.

01

A clear understanding

The vision, commercial terms and responsibilities are discussed before agreements are drafted.

02

A considered share

Allocation looks beyond area alone, considering factors such as floor, orientation, parking and overall value.

03

An ongoing conversation

A dedicated WhatsApp group and regular project communication keep you informed as work progresses.

The journey, simplified

From the first conversation to the final handover.

Every property is different. These are the key stages we work through together.

01

Understand your land

We study its location, access, development rules and market demand to understand what can be built and what would work best.

What we look at

Surrounding development, infrastructure, permitted building area, future growth and any challenges specific to the property.

02

Explore the possibilities

We develop a concept and assess its viability. You see what we propose, why it suits your land and how it could create long-term value.

What the concept considers

The type of development, home or office sizes, saleable or leasable area, parking, amenities, landscape, expected pricing or rental potential, and development costs.

03

Agree on the partnership

We discuss your share, responsibilities, timelines and commercial terms. Legal checks and clearly documented agreements establish the framework for development.

What is agreed and checked

Discussions cover possession, deposits or other consideration where applicable, allocation principles, parking and statutory obligations. Legal checks review ownership, title, outstanding claims, records, surveys, litigation and family rights. Our legal team works alongside your advocates.

04

Plan, approve and allocate

Our consultants develop the design and coordinate the required approvals. Once the plans are sanctioned, the final allocation is recorded.

How your allocation is decided

The sanctioned plans establish the final project. We consider area and, depending on the development, floor, orientation, location, parking and overall value. The allocation is documented in an Area Sharing Agreement.

Property preparation may also involve land conversion, land-use changes, khata or survey corrections, depending on the site.

05

Build and bring it to market

After approvals and RERA registration where applicable, construction begins. Saiven coordinates execution, quality checks and the project’s branding, marketing and sales or leasing.

How progress is managed

Site inspections, material testing, consultant reviews and quality audits support delivery. We monitor schedule, cost, safety and design compliance, and share progress, photographs and key milestones with you.

06

Complete and hand over

We coordinate final inspections, utilities, testing, rectification and the Occupancy Certificate process, preparing the development for use and handover.

What completion involves

Finishing work, services, landscape and amenities are checked, systems are tested, and outstanding defects are addressed as part of preparing the project for handover.

MORE THAN AN AGREEMENT

A partnership that stays in touch.

A development can take several years. Through approvals, design decisions and construction, you should always know where things stand.

We keep you connected to the people working on your project, with updates on drawings, approvals, site progress and important decisions.
